Most Hilmar houses are a two to four day job. A straightforward shingle roof can be done in a day or two. A cut up metal roof takes longer because every panel, valley and trim piece is measured and fit on site rather than pulled out of a box.
Sometimes. If the decking is sound and there is only one layer of shingles, a Hilmar metal roof can go over the top on purlins. If there is rot underneath or two layers already on, we tear off first — and we will tell you that before you sign, not halfway through.
Most Hilmar metal roof jobs land somewhere between about $12,000 and $30,000 in 2026, depending on square footage, pitch, panel type and how much tear off there is. Standing seam runs higher than exposed fastener panels. We measure before we quote, and the estimate is free.
Much less than people expect. Over solid decking with underlayment under it, a Hilmar metal roof sounds about like a shingle roof from inside the house. The loud tin roof people remember was screwed straight to open purlins over a barn with nothing underneath.
That is most of what leak work is. Water runs along decking and rafters before it ever drips, so the stain on your Hilmar ceiling is rarely under the actual hole. We work back to the real entry point, fix that, and check the rest of the roof while we are up there.
